A major milestone for the PRISMA in Frankfurt-Niederrad: STRABAG Property and Facility Services has taken over technical and infrastructural facility management—with a clear mission: to ensure sustainable, ESG-compliant building operations at the highest level. Under the new Green FM contract, not only will energy be saved, but a continuous improvement process will be launched, aiming to reduce the building’s primary energy demand by 55% in the long term—while maintaining full functionality across 44,000 m² of office space, a planned publicly accessible restaurant, a fitness studio, and attractive services for tenants and the local community.

STRABAG Property and Facility Services (STRABAG PFS) has secured a major contract for the technical and infrastructural facility management of the PRISMA property in Frankfurt-Niederrad. The aim of the agreement is to ensure comprehensive, sustainable, and ESG-compliant operation of the property. STRABAG PFS will deliver both technical and infrastructural FM services and will advance the property’s sustainability goals during its operational phase in close collaboration with the asset manager, Sonar Real Estate GmbH.

A holistic, eco-friendly building concept in low-energy design

The twelve-story building in Frankfurt-Niederrad, offering a total floor area of 44,000 m², will meet the EG-55 standard (comparable to the German KfW-55 energy-efficient building standard) once revitalization is complete. This means it will consume less than 45 percent of the energy used by a conventional new-build. With planned certifications such as DGNB Platinum and BREEAM Excellent, the PRISMA’s sustainable refurbishment approach underlines its status as one of the greenest office buildings in Germany—setting new standards for energy-efficient revitalizations.
